Websites for hotels, guest houses and restaurants in Carinthia
Answer guest questions while you are working the floor, in several languages, ready for the season and with no commission going to a portal.
Why hosts need different websites
A guest decides at half past ten in the evening where to spend two nights in July. At that moment nobody is at reception, and the question of whether there is parking for a trailer decides whether they inquire or click on. A website for an accommodation business therefore has a different job than one for a business with office hours: it has to give information when nobody is there, and it has to do that in the guest’s language.
The five points it hangs on
Being reachable outside service hours is the first. The second is more than one language, and real ones: translated pages, not a flag symbol pointing at a machine translation. The third is seasonality: the summer page has to give way in autumn without anyone calling a service provider. The fourth is the route to direct booking, which has to be shorter than the route to the portal. The fifth is dealing with reviews, which cannot be deleted and therefore have to be answered.
What goes on a page like this
Rooms with size, occupancy and a price range per season. Arrival with driving times from Villach, Klagenfurt and the Karawanken tunnel border crossing, plus parking for trailers and a charging point. Breakfast with times and notes on intolerances. House rules in short form: dogs, cots, check-in after 22:00, cancellation deadlines. The surroundings with the bathing spot, the walking trail and the bad-weather program. That is the part that gets found in search when nobody is searching for the name of your house.
What the assistant takes on and what it does not
It answers questions whose answer sits in your documents, and it does that immediately and in several languages. It names no free rooms, because it does not know your occupancy system, and it confirms no booking. Anything that sounds like a commitment it hands over to the form or to your phone number. That keeps the responsibility where it belongs, and the guest still gets an answer at half past ten.
Accessibility as a reason to book
The Austrian Accessibility Act exempts microenterprises providing services, meaning businesses with fewer than ten employees and at most €2 million in annual turnover, and most houses fall under that. The build follows WCAG 2.2 AA anyway, because some guests enlarge the text or work with a keyboard; anyone who cannot read the room rates does not book either.
Price range for accommodation and restaurants
Between €2,400 for the Company website package with room pages and an inquiry flow and €6,800 for the build-out with the guest assistant in the Business package and the seasonal switch, meaning €2,400 plus €4,400. A restaurant without rooms sits at the lower end, a house with a spa, half board and a bilingual assistant at the upper. All amounts are net. What your existing site delivers technically, the website check tells you in under a minute.
What holds this industry back
- Room inquiries come in during the evening and at weekends, and get answered the next morning. By then the guest has booked somewhere else.
- Guests from Italy, Slovenia and the Netherlands read a German-language site and still ask the same things by email.
- In July the site is still showing the ski offer, because every switch has to be requested from the service provider.
- Portal commissions run into double-digit percentages, and nobody finds your own direct booking.
- A bad review sits higher in search results than your own home page.
What helps
An assistant for guest questions, around the clock
Arrival, parking, dogs, breakfast times, cots, cancellation deadlines: the thirty questions that come in every day get answered by an assistant working from your own information, in German and English, with a third language once the reporting justifies it. What it does not know for certain it passes on to you as an inquiry instead of guessing.
A seasonal switch you operate yourself
Summer and winter content exists side by side and gets swapped by a date or a switch. No ticket with the service provider, no day of waiting in the middle of the pre-season.
Direct booking visible ahead of the portal
Your own inquiry flow sits at the top, with a best-price promise and no step in between. Anyone searching Google for the name of your house lands on your site and not in the portal ad above it.
Put reviews in context instead of hiding them
Replies to recurring criticism sit in their own section on the site. That takes the sting out of an old one-star review without denying it.
A concrete case
A multilingual guest assistant for a house with 24 rooms
Use case, not yet implemented
- Starting point
- In this example scenario, an accommodation business on Lake Wörthersee answers around fifteen identical emails a day about arrival, parking, dogs and breakfast times, half of them in English or Italian. Between the inquiry and the reply lie eighteen hours on average.
- Implementation
- An assistant on the rooms page gets the house rules, the price list, the arrival description and the season dates as its knowledge base. It answers in German and English, always names the season alongside a price, and hands every intention to book over to the inquiry form with the dates already filled in.
- Result
- The assistant answers the standard questions right away, and what is left at reception are the cases that really need a decision.

Frequently asked questions from this industry
Does this replace my booking system?
No. Your booking system stays where it is. The website leads guests there and catches the questions that would otherwise arrive by email. If your system has an interface, the form passes the dates and the number of people along with it.
Which languages can the assistant answer in?
German and English are the normal case, Italian and Slovenian make sense for houses in Carinthia. Every language costs upkeep, so we begin with two and add the third once the reporting shows it is needed.
What happens if the assistant says something wrong?
It answers only from the information you have approved, and for everything else it says it will check. It never quotes prices or availability off its own bat, always with the season alongside or as a pointer to the inquiry form.
We have a different offer in winter than in summer. Is that possible?
Yes. The summer and winter versions exist side by side and the change runs through a date or a switch in the editing area. That way the swimming-jetty page is no longer on top on December 1.
Is it worth it with twelve rooms?
If a noticeable share of your overnight stays runs through portals, even a small shift toward direct booking adds up. With twelve rooms we begin with the website and the inquiry form and look at the assistant after the first season.
